Doon Street, Dunedin: Fast-Tracked Community Housing for Kāinga Ora
Breen partnered with a private developer and Figure & Ground to deliver a $1.8M community housing development in Doon Street, Dunedin – a project that was later on-sold to Kāinga Ora, enabling more people to access warm, quality homes sooner.
This model created a more direct pathway to occupation, enabling Kāinga Ora to add much-needed homes to its portfolio more quickly and efficiently than through traditional procurement alone. The approach aligns with Breen’s focus on innovative delivery models that help our partners respond faster to housing demand, without compromising on quality.
Project Scope. Located in the heart of Dunedin, the Doon Street development comprises:
- Five two-storey, two-bedroom units
- Arranged as two blocks: one with two units and one with three
- Designed for practical, everyday living in a compact urban setting
The project was completed in May 2025, with Breen responsible for full construction delivery and programme management.
Built for Dunedin Conditions
Dunedin’s climate brings unique challenges, with cool temperatures and frequent damp conditions. Working closely with Stevenson Design and the developer, Breen focused on construction quality that would ensure these community homes:
